Two years ago, our clients reached with a goal of modernizing the outdoor living spaces on their Broadmoor Resort home. We completed the front deck transformation in 2023, and this year they contacted us again to update the back deck using matching materials and high-quality finishes.
Wildland Urban Interface
Since the completion of the first deck, Colorado Springs has implemented the new Wildland Urban Interface (WUI) building requirements. Under these standards, all exterior construction materials must be ignition-resistant or non-combustible to reduce wildfire risk. Once construction is completed, the Colorado Springs Fire Department will perform a final inspection to verify that approved materials were used and that the project complies with current WUI regulations.
Strong and Durable KDAT Framing
Northern CrossArm Lumber supplied the pressure-treated KDAT framing material for this project. We choose CrossArm because of its strength and long-term durability – ideal for Colorado’s climate, elevation, and freeze-thaw cycles.
Deckorators Vista Ironwood Decking and Picture Frame Border
For the decking and fascia, our clients selected Deckorators Vista Ironwood composite, known for its natural wood-grain aesthetic and long-lasting performance. The deck includes a clean single-board picture frame border for a polished, finished look.
Fortress Fe26 V-Series Cable Railing with Ironwood Drink Cap
To match the modern design, we installed a Fortress Fe26 V-Series cable railing system featuring metal components and vertical stainless-steel cables instead of standard balusters. The railing is topped with a side-mounted Ironwood drink cap and finished with flat pyramid post caps for a sleek, upscale aesthetic.
Closed Under-Deck Finish and Wildlife Protection
To fully enclose the lower portion of the deck, we installed Hardie siding painted to match the home, creating a seamless look while keeping wildlife from entering the under-deck space.
Two Newly Updated Outdoor Living Spaces
With both the front and back decks now complete, our clients have two modern, cohesive, and low-maintenance outdoor living areas – and they are thrilled with the results!
