Deck Replacement & Stamped Concrete Patio in Colorado Springs

What happens when a contractor disappears mid-project – and never even pulls a permit?

That’s exactly where these homeowners found themselves.  They had hired a contractor to build an elevated deck and a stamped concrete patio, but the project quickly went sideways.  The workmanship was poor, no permit had been pulled, and before the job could be completed, the contractor disappeared – leaving behind an unsafe, unfinished structure.

When they contacted Decks by Schmillen, they weren’t just looking for a deck builder in Colorado Springs – they needed a professional who could step in, fix the situation, and rebuild their outdoor living space the right way.

Correcting a Failed Deck Project the Right Way

After a full inspection, we uncovered a major issue: the existing deck and patio work had never been permitted.  In Colorado Springs and El Paso County, unpermitted construction can create serious safety risks and long-term problems for homeowners.

While it’s never easy to hear, the only way to ensure a safe, code-compliant structure was to remove the existing work entirely and start fresh.  We handled the permitting process and rebuilt the project from the ground up – giving the homeowners peace of mind a structure built to last.

Custom Elevated Deck and Outdoor Living Space

The finished project was designed to deliver both durability and a clean, modern aesthetic:

  • 5′ x 19′ elevated deck built with Deckorators Voyage Tundra for long-lasting performance
  • Deckorators Dark Slate picture frame border for a crisp, custom finish
  • Trex RainEscape system to create a dry, usable space below the deck
  • Tongue-and-groove ceiling in WoodTone Irish Stout with dual ceiling fans and lights
  • 10′ x 32′ stamped concrete patio with steps leading down to the yard
  • Fortress Fe26 Traditional powder-coated steel railings for a sleek, low-maintenance finish

Every detail was designed with structural integrity, functionality, and long-term performance in mind.

A Safe, Permitted, and Beautiful End Result

What started as a frustrating experience turned into a fully permitted, structurally sound, and beautifully finished outdoor living space.  Most importantly, our clients now have confidence in the safety and quality of their investment – and a space they can truly enjoy.

They were kind enough to leave us a 5-star review after the project was completed, reinforcing the value of doing things right the first time.
